Custom Build vs. Remodel: Which Is Cheaper?
Rebuilds and Remodels
SubUnderstanding the Cost Difference Between Building and Remodelingtitle
If you’re deciding between building a custom home or remodeling your current one, cost is often the biggest factor. The answer isn’t always simple—because the total investment depends on your home’s condition, your goals, and how extensive the project is. KCG Custom Homebuilders is your go-to for figuring what the right solution is for you! Look over our portfolio of work, find our remodeling or build services, and contact us today.
In general, remodeling is often the more affordable option upfront, while building a custom home typically requires a larger initial investment but offers greater long-term value and flexibility.
Is Remodeling Cheaper Than Building a New Home?
In many cases, remodeling your existing home costs less than building from scratch—especially if your home’s structure is in good condition. Remodeling allows you to keep your existing foundation, land, and utilities, which significantly reduces costs.
Typical remodel costs in 2025 range from about $15 to $150 per square foot, depending on the scope and materials used. However, costs can rise quickly if:
- Structural changes are required
- Outdated electrical, plumbing, or HVAC systems need replacement
- Hidden issues (like water damage or foundation problems) are discovered
In some cases, a large-scale remodel can reach 60–70% of the cost of building a new home.
What Does It Cost to Build a Custom Home?
Building a custom home typically costs more upfront because everything is created from the ground up—including land preparation, permits, and construction.
In 2025, custom homes generally cost between $150 and $500 per square foot depending on location, materials, and design complexity.
Additional cost factors include:
- Purchasing land
- Site development and utility connections
- Architectural design and permitting
- Higher-end finishes and customization
While the upfront cost is higher, you’re getting a home built exactly to your needs—with modern systems, energy efficiency, and fewer maintenance concerns.
When It Makes Sense to Remodel
Remodeling is typically the better choice if:
- You love your current location
- Your home has a solid structure
- You only need layout updates or cosmetic improvements
- You’re working within a tighter budget
When Building a Custom Home Is the Better Investment
A custom build may be the smarter option if:
- Your current home needs major structural changes
- You want full design control
- Long-term performance and efficiency are priorities
- You’re planning to stay in the home for many years
Is it cheaper to remodel or build a new home?
Remodeling is usually cheaper upfront because you’re using an existing structure. However, large remodels can approach the cost of a new build.
At what point is it better to rebuild instead of remodel?
If your renovation costs exceed about 60–70% of a new build, rebuilding is often the better long-term investment.
Does a custom home have better resale value?
Custom homes often have higher resale appeal due to modern layouts, energy efficiency, and updated materials.
How long does a remodel vs. custom build take?
Remodels typically take 3–12 months, while custom homes can take 10–24 months depending on complexity.
Can remodeling uncover hidden costs?
Yes. Remodeling can reveal structural, electrical, or plumbing issues that increase the overall cost unexpectedly.

I had an awesome experience in building my new home. Bill and staff was very professional, kind, and respond back in a timely manner. They built my beautiful luxury home. Thanks so much KCG! Going to miss you guys but will follow up the days to come.
Bill Kidd with KCG is hands down one of the best local builders ! He is a certified green contractor and is able to educate his clients on mechanical and structural options. His attention to details and his hands on , approachable personality make the building experience enjoyable and efficient. Bill and Kerry have built a great team around them with their subcontractors which provides for a very consistent and quality product. That consistency results in happy clients ! I have seen it time and again as their Realtor. Whether building a starter home or a luxury custom.. you get the same guy. One of integrity and a man of his word. Handing over the keys on closing day is a rewarding moment for everyone involved in the process ! I highly recommend Bill and KCG if you are thinking of building.
In January 2014 I moved into my new home built by Bill Kidd with KCG. Bill was extremely helpful during the entire building process; from making suggestions while reviewing plans, to designing cabinets and bookshelves around the fireplace. Great attention to detail. In my opinion, you could not choose a more knowledgeable, professional and caring contractor.
We recently purchased a new house in the greater Greenville NC area by KCG. Our new house is exceptional in every way. The attention to detail is unsurpassed. Everything from gorgeous upgraded fixtures throughout, all tile bathrooms, bead board porch ceilings, crown molding, beautiful flooring, window seats and a very generous master suite. Our house is environmentally green built including the Nest. We plan on many years of enjoying this beautiful home to the fullest with family and friends. There is no way we could have asked for a better builder. Bill is an exceptional master builder. We would recommend that you select KCG as your building contractor. Thank you Bill.
I met Bill quite a few years ago when he purchased a boat from my Brother and I. We hit it of with many similar interest from fast cars to motocross. Along the way my brother purchased a house that Bill was building as a spec home and the home was impressive to say the least. Over the years knowing Bill he had asked me many times when I was going to let him build me a house. When that time came knowing the quality and attention to detail, I knew I had to give Bill and KCG a shot. Man… I couldn’t be more impressed. From the start Bill and Kerri take a personal interest in your project and it doesn’t end there. They are fully committed throughout the project. I can’t say enough about our project manager Dylan. His commitment to understanding what we, the customer were asking for and to the smallest of details are unmatched. Bill, Tanner, and Dylan have done a really great job of creating relationships with sub contractors as well that are all very courteous and highly skilled in their respective crafts. KCG built us an award winning absolutely beautiful home… it’s also really cool!
When we decided to build our custom home we met with a number of builders and Bill Kidd and KCG stood out above the rest from the start. Throughout the process, communication was constant, keeping us up informed every step of the way. The attention to detail and openness to our input was amazing. Even after our home was complete he was always responsive to any questions, concerns or issues we encountered. We can not say enough positive things about Bill and KCG. Not only is this a great company, it is even better people! If you need a contractor, do yourself a favor and contact KCG, you will not be disappointed!
Just completed my custom build with KCG and I’m truly going to miss it. From day one, Bill was excited about the build, very attentive to my wants and needs, and completely eager to see me in my forever home. It’s beautiful and my family and I are forever grateful.
We worked with KCG for two full bathroom remodels. The process was very easy. They were able to assist with design and handled all the planning/permits necessary. When the project started, they had arrived very promptly and one crew of subcontractors would arrive shortly after the one before would leave. It felt like a very well oiled machine. Tanner was very helpful in the onsite coordination and made sure things were up to our liking the whole time. The estimate ended up pretty close (within 10%) to what we expected to spend (including little upgrades we selected- ie swap from tub to full tile shower with glass.)
We are excited to use Bill Kidd for our next home improvement projects!
The hands on approach, the attention to details and the ability to transform ideas and dreams into beautiful homes are just a few of the great things I can say about Bill Kidd and KCG . He is a man of his words, and a pleasure to work with. His clients rave about the workmanship and there always seems to be a bond created by the time the keys are handed over. That to me speaks volumes.
